Energy Performance Certificates
An Energy Performance Certificate (EPC) is a document that provides a rating of a property's energy efficiency and its environmental impact (carbon dioxide emissions). It's similar to the multi-coloured energy labels you see on new home appliances.
You need to arrange for an accredited energy assessor like IAG MECHANICAL to carry out a survey of your property. We will assess various aspects of the property's construction, heating, insulation, and lighting to determine its energy efficiency rating.
An EPC rates a property on a scale from A (most efficient) to G (least efficient). It typically includes:
Energy Efficiency Rating
The property is given a rating from **A** (most efficient) to **G** (least efficient). The rating is based on factors such as insulation, heating systems, lighting, and energy consumption.
Environmental Impact Rating
The EPC includes a measure of the property’s carbon dioxide (CO₂) emissions, contributing to its environmental impact score.
Recommendations
The certificate includes suggestions for improving the property’s energy efficiency, such as upgrading insulation, installing energy-efficient lighting, or using renewable energy sources like solar panels.
Validity
An EPC is typically valid for **10 years**. However, if significant improvements are made to the property, a new EPC may be issued to reflect the changes.
Legal Requirement
In many countries, having a valid EPC is a legal requirement when renting or selling a property. Not providing one can result in fines or legal action.
